Cadastre and tabulation

We offer cadastre and tabulation services in the Land Book for apartments, lands and buildings in Bucharest and Ilfov. Cadastre and Tabulation are necessary for any real estate transaction, regardless of whether it is an apartment or land with or without building.

By cadastre is meant the unitary and obligatory system of technical, economic and legal evidence of all the lands and buildings on the entire territory of the country. The cadastral works are technical works for the precise establishment of the land surfaces, with all their characteristics that are subsequently registered in the official register in which the identification data of the land properties are entered.

Tabulation is the procedure by which a property, public or private, is registered in the Land Book within the Office of Cadastre and Real Estate Advertising. The Land Book is the public, official document, in which are recorded details about the evidence of real estate and land, regardless of the type of property. The tabulation is the formalization of the ownership of a property, and the document itself is one of the main documents needed for any real estate transaction or application for a mortgage loan.

  • preparation of cadastral documentation for the first registration, for cadastral documentation updates registration of newly built construction, property boundary update, building area update, use category update, urban or extra-urban land destination update, documentation update with internal surveys), dismemberment and mergers of land
  • submitting the documentation to the Office of Cadastre and Real Estate Advertising
  • following the file along for approval
  • picking up the approved and tabulated documentation and handing it over to the beneficiary

Required documents

In order to carry out the cadastre and tabulation documentation, the following documents are required:

  • Documents of ownership of the property (Sale-Purchase Agreement, Delivery-Receipt Minutes in case the building was purchased from the state, Civil Sentence, Certificate of Heir, Donation deed, Minutes of reception of the new building, etc.) – in two copies, one of which is notarized;
  • Fiscal Certificate for Cadastre and Tabulation obtained from the Financial Administration of the sector/locality to which the land/building/apartment belongs – original;
  • Identity card of the owner/owners – two copies;
  • Requests/standard declarations completed and signed by the owner depending on the type of work – provided by us

The execution deadline of the work and documentation is of approximately 3-5 working days depending on the type of work.

Deadlines for cadastre approval and tabulation in the land book:

  • 21 working days (normal regime)
  • 7 working days (emergency regime for which an emergency fee is paid)
